Where the water at your foundation comes from
Water against a foundation rarely has one cause. It can be runoff from the yard or from a concrete slab, a change in elevation that tips the grade toward the house, or a downspout that dumps right at the wall. It can be excess irrigation, or poor soil that holds water instead of passing it along. Often it is two or three of these at once.
Across Dallas, Addison and the rest of North Texas, the pattern is the same: water that pools at the foundation has to go somewhere, and without a path it goes into the structure.

A trench, gravel and perforated pipe
A French drain is simple in principle and unforgiving in execution. A trench is cut along the problem line and filled with gravel or rock around a perforated pipe. Water that reaches the trench drops through the stone, enters the pipe and is carried off to a place where it can do no harm.
What makes it work is the layout: where the trench runs, how it falls and where the pipe lets go. Precision Irrigation Systems designs each one for the property in front of it. For a house that means a custom residential design. For a commercial building it can mean a large foundation system covering the full footprint.
Because the same company installs sprinklers, we also look at what your irrigation is adding to the problem and fix that side of it too.
What it protects
Standing water at the foundation invites mold, foundation cracks and interior damage. A drain that moves water away early is far less costly than any of those repairs, and it keeps working quietly once the grass grows back over it.
If your yard drains poorly in general rather than at one wall, our Lawn Drainage service looks at the whole site. If you are not sure which you need, call (469) 534-1100 or use the contact page, and we will look at where the water sits and give you a free estimate.
