Below grade

Lawn Drainage

Drainage planned around your soil, your slope, your plants and where the sprinklers throw, so standing water has somewhere to go. Built for Dallas business properties, HOAs and homes.

Water follows the grade, not the plan

A lawn that stays soggy after the sprinklers shut off is telling you the ground has nowhere to send the water. In Dallas and across North Texas that usually comes down to slope: a low corner, a swale that dead-ends, a bed edge that traps runoff against turf. The water is not misbehaving. It is going exactly where the gradient points it.

Left alone, that pooling drowns roots, leaves bare patches next to green ones and wears down the very landscape you paid to install. On a commercial site it also means a wet walkway or a soft spot in the parking strip that someone eventually has to explain.

Four things we read before we draw a line

Precision Irrigation Systems designs lawn drainage the way it designs a sprinkler system: from the property outward. We look at the soil type, because clay and loose soil move water at completely different speeds. We look at the plants, because turf, shrubs and tree beds each have their own watering needs. We look at where the sprinkler heads are positioned and how much water they put down. And we look at the slope and gradient across the whole site.

Those four answers decide where water should collect, where it should leave and how it gets there. The result is a drainage layout that works with your irrigation instead of fighting it, whether the job is a single backyard in Plano or a landscaped frontage in Richardson.

Built for owners who answer for the property

This service is designed for business owners, HOA presidents and facilities managers, the people who get the call when a common area floods or a lawn goes soft. It works just as well for homeowners who are tired of a yard that never fully dries.

Because the same crew understands irrigation, the drainage plan and the watering plan are made together. If excess irrigation is part of the problem, we say so and adjust the system. If the answer is a French drain on a foundation line, we will say that too, and you can read how that works on our French Drains page.
